Pet Policy
As a pet-friendly and responsible landlord, I welcome well-cared-for pets in my properties. However, consent to keep a pet is granted only under certain conditions to:
Protect the condition of the property
Safeguard the welfare of animals
Prevent disturbances to neighbours
By keeping a pet at the property, tenants agree to the terms of this policy. I reserve the right to update this policy from time to time, especially in light of the Renters’ Rights Bill and other relevant legislation.
Requesting Permission to Keep a Pet
Written consent is required before any pet is brought into the property. Permission is granted per pet (not as a general allowance) and is recorded in the tenancy agreement by name and breed.
Tenants must provide:
A photo of the pet
Basic care details (e.g. how the pet is cared for during work hours)
A reference from a previous landlord (if applicable)
If a new tenant wants a pet, consent must be requested before signing the tenancy agreement. If an existing tenant wants to get an additional or replacement pet, they must first apply in writing. Consent is not automatic, and failure to get approval may be treated as a breach of tenancy. I take a fair and case-by-case approach but may refuse consent where I believe the request is not suitable for the property.
During the Tenancy: Caring for Pets and the Property
Pet owners must comply with the Animal Welfare Act 2006 and ensure:
Pets are not neglected or abandoned. Any suspected neglect will be reported and considered a breach of tenancy.
Pets are not left alone in the property for long periods:
Pets must be:
No nuisance to neighbours:
No excessive barking, whining, or roaming
Dogs must be on a lead in communal or public areas
Pets must not foul indoors (except for litter-trained cats or caged animals).
Garden fouling must be cleared up immediately.
Prohibited Animals:
Any listed in the Dangerous Wild Animals Act 1976
Any dog listed under the Dangerous Dogs Act 1991
No breeding or selling animals from the property

If future legislation permits landlords to request pet insurance, tenants agree to obtain and share proof of such insurance upon request.
